Description
DA map Procurement Summary U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Illinois City: Bolingbrook/Romeoville Delineated Area: Starting at the corner of Interstate I-55 and Lemont Road; South on Lemont Road to the Northern bank of the Des Plaines River; Southwest on the Northern bank of the Des Plaines River to Romeo Road; West on Romeo Road to N Weber Road; North on N Weber Road to Interstate I-55; North on Interstate I-55 to starting point. Minimum Sq. Ft. (ABOA): 19,223 Maximum Sq. Ft. (ABOA): 21,145 Space Type: Warehouse and related space Parking Spaces (Structured): 10 Full Term: 180 months Firm Term: 120 months Additional Requirements: Access to the building must be large enough to accommodate large, long, tall, heavy vehicles. The building should be a single story structure, however a two-story building will be considered providing the Government (Gov’t) occupies the first and second floors and the building meets ADA requirements. Minimum ceiling clearance in the workshop areas must be 15 feet or greater and the building must have at least one 14 foot high by 12 foot wide electrically operated overhead coiling garage door. The garage door entry must be grade level or have an adequate ramp to drive vehicles in and out of the space. Two garage doors are preferable. If the building does not have existing garage doors, the building must be able to accommodate 14 foot high doors. Gov’t shall not consider any space or facility where other tenants are located above or below them. An additional dock level entry door is desirable. The property must be located away from churches, childcare facilities, shopping centers, residential areas, schools, flood plain areas, power plants, electrical transformers farms, night clubs, and bars. Offered space must meet Gov’t requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the [100] year flood plain.
