Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State:Washington City:Seattle Delineated Area:North: Spokane St East: Interstate 5 South: SR 518 West: SR 509 Minimum Sq. Ft. (ABOA):26,200 Maximum Sq. Ft. (ABOA):26,300 Space Type:Warehouse Parking Spaces (Total):15 Parking Spaces (Surface):15 Full Term:10 Years Firm Term:10 Years Additional Requirements: Unique Requirements: 1) Not located near Public Defenders, Department of Homeland Security Immigration and Customs Enforcement, Citizenship and Immigration Service, or the DOJ Probation Offices 2) Public transportation and parking available within three block radius of the building 3) A chain link fence, 11-gauge, 8' high, with top and bottom rails and automatic vehicle access gates for the surface parking. 4) All required space is contiguous on one floor and located on the first floor 5) Minimum of three large heavy-duty electrically operated roll-up doors 6) Minimum ceiling height of 16 feet in the bay areas; 10 feet in other areas 7) Complete intrusion alarm system 8) Complete access control system with CCTV's (Closed Circuit Television) 9) Special purpose eye-washing stations in several rooms 10) Four installed hydraulic lifts, each with a lift capacity of 9,000-15,000 pounds. 11) Complete men and women's showers/locker rooms 12) Structured parking inside the facility 13) LABCONCO complete laboratory hood with acid storage cabinetry and fume hoods 14) An overhead air bib system in several rooms connected to agency's air compressor Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 500 year flood plain. The U.S. Government currently occupies warehouse space in a building under a lease in Seattle, WA that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
