- 6NJ0125 Delineated Area U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: New Jersey City: Newton Delineated Area: Starting at the intersection of West End Ave and Condit St. • North: West End Ave Rt 519 heading east to High St Rt 94, stay on Water St to E Clinton St • East: E Clinton St heading south to Townsend St, west to Trinity St, south to Union Pl • South: Union Pl heading west to Madison St, further west to Main St (US-206), head north on Main St to Ryerson Ave, head west to Condit St • West: Condit St heading north to point of beginning Minimum Sq. Ft. (ABOA): 5,500 Maximum Sq. Ft. (ABOA): 5,775 Space Type: Office Surface Parking Spaces (Total): Per local code Parking Spaces (Reserved and Secured): 0 Full Term: 10 years Firm Term: 5 years Additional Requirements: • Space must be in a contiguous block of space. First floor, single floor, contiguous space is preferred. • Space above ground level must be serviced by at least two accessible elevators, one of which may be a freight elevator. • Basement or below grade space is unacceptable. • Space should allow for efficient layout and office workflow. Columns must have regular spacing of sufficient distance to support effective design. • Space must be easily accessible by public. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
