- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Kentucky City: Paducah Delineated Area: Within Paducah City Limits Minimum Sq. Ft. (ABOA): 8,865 Maximum Sq. Ft. (ABOA): 8,865 Space Type: Office Parking Spaces (Total): Parking Spaces (Surface): 78 Full Term: 10 years 5 Firm Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease, unless otherwise approved by Lease Contracting Officer. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. The U.S. Government is requesting 8,865 Rentable Square Feet (RSF) of office and related space yielding 8,865 ANSI/BOMA Office Area (ABOA) square feet (SF) of space under lease located at Village Square, 4730 Village Square Drive, Paducah, KY 42001-7438 that will expire on November 30, 2018. The Government plans to negotiate a 10 years 5 Firm within the delineated area due to economic benefit and other factors. The Government is considering alternative space that is economically advantageous. In making this determination, the Government will consider the availability of alternative space that potentially satisfies the Government's requirements in addition to other items, as well as costs most likely to be incurred through relocating, such as physical move costs, replication of tenant improvements, telecommunication infrastructure, and non-productive agency downtime. Additional Requirement: •· Space should have no history of prior heavy industrial use such as large dry cleaning operation, rail yards, gas stations, industrial facilities, nor shall it be located immediately adjacent to railroad tracks •· Office space should be located not more than the equivalent of two city blocks from a primary or secondary street serving the office. •· Space should not be located within close proximity to day care facilities, abortion clinics, mental health clinics, or drug clinics. •· Elevator service is required for space above ground level. •· Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. •· A fully serviced lease is required. •· Offered space shall not be in the flood plain. •· The primary entrance must be accessible for all persons with special needs to include wheelchair access. •· All space must be located in one continuous block on a single floor within the same building.
