- General Services Administration (GSA) seeks to lease the following space in one of the delineated areas listed below: Project No. 6WA0506 State: Washington City: Redmond, WA (See attached map for rough illustration) Delineated Area: Redmond, WA, bounded as follows: NORTH: NE 124th St. East EAST: Redmond-Woodinville Rd NE South SOUTH: Redmond Way to NE 85th St. WEST: East boundary of I-405 Space Type: Office / Flex Minimum Sq. Ft. (ABOA/Rentable): 4,150 usable / approx. 4,800 rentable (Not less than 1,054 usable SF Office space and not less than 1,855 RSF storage / warehouse) Maximum Sq. Ft. (ABOA/Rentable): 4,380 usable / approx. 5,040 rentable Parking Spaces (Surface): 4 surface spaces Full Term: Up to 20 Years Firm Term: 5 Years Additional Requirements: • All contiguous space; provided, that the Government, in its sole discretion, may consider an offer where a portion of the required warehouse space is non-contiguous but located at the same property / address. • See attached Agency Special Requirements for room schedule and design schematic. • Minimum clear height in warehouse area must be not less than 12 feet; provided, that the Government, in its sole discretion, may consider an offer where a portion of the warehouse space has a clear height of not less than 10 feet. • Warehouse area may be used to store boats, boat trailers, boat parts, boat engines and related items. • A portion of the warehouse must be adjacent to the evidence room and provide secured access. • Interrogation space must be located adjacent to the reception area. • At least one Universal Restroom should be interior to FWS controlled space. • Communications: As part of TIs, Lessor to provide wall mounted server cabinet, grounded to steel frame of building. • As part of TIs, Lessor to purchase and install cabling for IT and phone distribution. Installation is required for the improved space and back to the demark within the building. • As part of TIs, Lessor will be responsible for installing all telecommunication and data cables. Specialized Space: This space will be occupied by U.S. Fish & Wildlife Service and requires specialized spaces, such as Interview Rooms and Evidence Storage & Processing. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Expressions of interest must include the following information: • Building name and address and location of the available space within the building; • Rentable square feet available and expected rental rate per rentable square foot, fully serviced; • ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount (if any); • Date of space availability; • Building ownership information; • Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any); • Energy efficiency and renewable energy features existing within the building; and • List of building services provided.
