Description
Concession Business Opportunity for Craft Sales at Flat Top Manor in Moses H. Cone Memorial Park along Blue Ridge Parkway The National Park Service (NPS) will issue a prospectus for solicitation of offers for a 10 year concession contract to provide for Craft Sales at Flat Top Manor in Moses H. Cone Memorial Park along Blue Ridge Parkway Moses H. Cone Memorial Park Flat Top Manor is located in the Moses H. Cone Memorial Park in Watauga County, North Carolina. It lies between Parkway Mileposts 292 and 295 on the Blue Ridge Parkway, just north Blowing Rock, NC and south of Boone, NC. Moses H. Cone Memorial Park includes 3,500 acres, 25 miles of carriage trails, two lakes, and the 13,000 square foot, four-story, 20-room Colonial Revival style Flat Top Manor. Flat Top Manor was constructed between 1899 and 1901. The entirety of the Flat Top Estate is listed on the National Register of Historic Places as a historic district with the Manor considered a significant component of the historic district. Visitors include Parkway travelers, Boone and Blowing Rock residents and tourists, and regional travelers. Parkway Craft Center at Flat Top Manor Concession Overview The Parkway Craft Center is located on the first floor of the Manor. This area of the Manor has served as a regional handicraft retail center for over sixty years. Currently, the Manor’s tenants include the NPS, a bookstore operated by Eastern National, an NPS partner, and the Existing Concessioner, the Southern Highland Craft Guild. The large basement is unoccupied, and the second and third floors are unfurnished. There is a service road in the back of the Manor, and about 42 parking spots in two separate lots to the side of the Manor. There are near term plans to expand the parking lot. Public Restrooms are in the original Carriage House, a separate building located down a walkway from the Manor. Gross revenues from 2013-2015 have been between $540,687 and $ 572,367. All offers must be received by the NPS at the address listed in the prospectus no later than 4:00 p.m. on Wednesday, October 4, 2017, in order to be evaluated and considered for an award of a concession contract. The prospectus describes the business opportunity and includes the terms and conditions under which the NPS will award the concession contract. The prospectus is available on the NPS website at https://concessions.nps.gov/prospectuses.htm, or you can receive a hard copy for $40.00. To request a copy of the prospectus, send a check for $40.00 payable to the National Park Service to Mark Morgan at the address listed below. This amount includes an administrative charge and Fed Ex shipping fee for each prospectus. Please include a physical address (no post office box) and telephone number. You may also pick up a printed copy at the Superintendent’s Office at Park Headquarters for $35.00 (checks only).
