- General Services Administration (GSA) seeks to lease the following space: State: Louisiana City: Monroe Delineated Area: North: Route 143 South: Interstate 20 East: Route 165 West: Route 143 Minimum Sq. Ft. (ABOA): 4,381 ABOA SF Maximum Sq. Ft. (ABOA): 4,849 ABOA SF Space Type: Office Parking Spaces (Total): Minimum 4 Surface Parking spaces. Full Term: 15 Years Firm Term: 10 Years Additional Requirements: All space shall be contiguous and preferably on the second floor or higher. Space on the first floor shall be considered only when no other space is available or if deemed appropriate by the Tenant. Additional security requirements shall be required of the first floor space. A mixed-Tenant facility with public parking within 30 feet of the interior perimeter wall will not be considered. A stand-alone facility with public parking within 100 feet of the facility will not be considered. Proposed space shall not be located in the immediate vicinity of any facilities identified by Interagency Security Committee (ISC) as hazardous materials transportation/storage facilities. Proposed space shall not be located near Public Defenders, Immigration and Customs Enforcement, Probation Offices or other businesses or facilities deemed unacceptable by the Tenant’s Physical Security Unit (PSU) for security purposes. Proposed Tenant spaces or facilities in close proximity or adjacent to facilities associated with foreign powers identified in the Tenant's National Security Threat List will not be considered. Subleases will not be considered. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The Government requires a fully serviced lease including janitorial and utilities Offered space shall not be in the 100 year flood plain.
