(ABOA):10,683 Space Type:Office Parking Spaces (Total):64 Parking Spaces (Surface):64 Parking Spaces (Structured):0 Parking Spaces (Reserved):0 Full Term:15 Years Firm Term:5 Years Option Term:N/A Additional Requirements Building/Space Layout: •The Space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences. •Offered space must be contiguous and located on the first (1st) floor without being split by a public corridor or firewalls. •Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. •Sites which are located directly on a highway or 6-lane thoroughfare shall not be considered in the following instances: (1) if the two directions of traffic are separated by a physical barrier or traffic indicator which does not permit access from either direction within a block; (2) if the location access is directly from a highway, unless there is a traffic control device within two blocks or equivalent from the proposed office space. Locations must be as convenient to the visiting public as possible. Primary consideration in selecting boundaries will be accessibility by public and private transportation for the greatest number of people in the service area. Other: •A fully serviced lease is required. •Offered space shall not be in the 100 or 500-year flood plain. •Hours of Operation: 7:00 AM to 5:00 PM - Monday through Friday; 8:00 AM to 12:00 PM Saturday. Building must be accessible 24/7. •Government must be allowed to install a lighted flag-pole. •Building must be located within 600 feet of public transportation if available. The U.S. Government currently leases 11,924 SF (ABOA) of office and related space located in Lufkin, TX. GSA will consider alternative space only if it is economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Delineated Area: To receive consideration, submitted properties must be located within the delineated area as defined below: North: W. Frank Avenue; E. Frank Avenue East: S. Chestnut Street South: S. Medford Drive; S John Redditt Drive West: S. John Redditt Drive A map of the delineated area is provided for further clarification of the boundaries: Expression of Interest Submission Instructions/Requirements: Please provide the following basic information and descriptions pertaining to the building you propose for consideration. All submissions should include the following information: (1)Name of owner; (2)Age of building; (3)Total existing gross square feet, and gross square feet per floor; (4)Site plan depicting the building and parking; (5)Floor plan and gross square footage of proposed space; (6)Identification of on-site parking; (7)Address or described location of building; (8)Location on map demonstrating the building lies within the delineated area; (9)FEMA map evidencing that the property lies outside the 100-year floodplain; (10)A narrative and map describing proximity of the building to the nearest bus and/or train stop, and major transportation routes; (11)Evidence of ownership, if building submitted by owner. Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property; and (12)Any information related to title issues, easements, or restrictions on the use of the building.
