Page 1 of 1 THE DEPARTMENT OF VETERANS AFFAIRS IS SEEKING CLINICAL SPACE IN THE SAYRE/ATHENS, BRADFORD COUNTY, PENNSYLVANIA AREA The Department of Veterans Affairs desires to lease sufficient rentable square footage to yield no more than 18,300 of contiguous net usable square feet (NUSF) within the boundaries established below in the Sayre/Athens, Bradford County, Pennsylvania area. This space is for use as a Community Based Outpatient Clinic (CBOC) by the Wilkes-Barre VA Medical Center, Wilkes-Barre, Pennsylvania. All space must be located on the first floor of a building and must meet all Government requirements for fire safety and ADA accessibility. On-site dedicated parking for a minimum of 100 vehicles consisting of 20% ADA accessible parking is required. The Government will consider both existing and build to suit properties. A lease for a 1 year period will be considered. Space is required to be located within the Sayre/Athens, Bradford County, Pennsylvania area, specifically space will only be acceptable if it is within or fronting the boundaries outlined: Beginning at intersection of SR 199 and US Route 220, continue North on Route 220 until intersection of Route 220 and Interstate 86. Follow Interstate 86 East until intersection with Spring Street. Continue South on Spring Street to the intersection of Spring Street and North Lehigh Avenue as it turns into South Lehigh Avenue and continue as it turns into North River Street. Follow North River Street until intersection of North River Street and Walnut Street. Follow Walnut Street to intersection of Walnut Street and South River Street. Continue on South River Street until intersection of South River Street and Front Street. Follow Front Street until intersection of Front Street and Edward Street. Follow Edward Street until intersection of Edward Street and South Main Street. Continue on South Main Street to intersection of South Main Street and Route 199. Follow Route 199 until intersection of Route 199 and Route 220, the place of beginning and includes all properties that border either side of the roadways that make up the boundaries. The delineated area boundaries were selected because they are within Sayre/Athens, which is in Bradford County with the largest veteran populations and it is centrally located within the county to afford the greatest accessibility to veterans who are projected to utilize the CBOC. The average travel time for veterans to reach the CBOC within the delineated area will be 15 min. or 14.2 miles. Additionally, the boundaries encompass the commercial district of Sayre/Athens, which increases veteran accessibility because public transportation services are available within the delineated area.
