Description
General Services Administration (GSA) seeks to lease the following space In Little Rock, Arkansas RLP No. 6AR0047 State:Arkansas City:Little Rock Delineated Area:Central Business District of Little Rock, AR Office Minimum Sq. Ft. (ABOA):14,950 ABOA SF Office Maximum Sq. Ft. (ABOA):14,950 ABOA SF Parking Spaces (Total):31 Parking Spaces (Surface):29 Parking Spaces (Structured):0 Parking Spaces (Reserved):2 - included in the total of 31 Full Term:15 Years Firm Term:10 Years Option Term:N/A Additional Requirements:Offered space must be contiguous, on one floor and have the potential for an efficient layout. Space shall be located in a professional office setting. Space should not be located near establishments where alcoholic beverages are sold or served. Offered space must be in a building that has earned the Energy Star label in the most recent year or will have obtained it prior to lease award, unless the offered space meets a statutory exception. The Government requires a fully serviced lease. All services, janitorial supplies, utilities, partitioning and tenant alterations are desired as part of the fully serviced rent. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under lease in Little Rock, Arkansas that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
