- Solicitation 5PA0354 - Lancaster, PA GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Pennsylvania City: Lancaster; Lancaster County Delineated Area: North : From SR 741 east on SR 283 to SR 72; north on SR 72 to Granite Run Drive, then east to Fruitville Pike; south on Fruitville Pike to US 30 then east on US 30 to Greenfield Road; northeast on Greenfield to Willow Road. South : West along SR 462 (aka King St. and Columbia Ave to SR 741. East : Southeast on Willow Road to the railroad tracks; along railroad tracks southwest to Greenfield Road; south on Greenfield Road to SR 462. West : North on SR 471 to SR 283. (see delineated area map below) Minimum Sq. Ft. (ABOA): 11,613 Maximum Sq. Ft. (ABOA): 11,613 Space Type: Office Parking Spaces (Total): 0 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 15 Years Firm Term: 10 Years Option Term: N/A Additional Requirements: 1. The Space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences. 2. Sites which are located directly on a highway or six-lane thoroughfare shall not be considered if the two directions of traffic are separated by a physical barrier or traffic indicator which does not permit access from either direction within one block or if the access is directly from the highway unless there is a traffic control device within two blocks or equivalent from the proposed office space. 3. Street level space is preferred. 4. Contiguous space is required. 5. Space requiring ramps due to uneven floor levels inside the offered space will not be considered. 6. Where space is located above street level, elevator service shall consist of a minimum of two accessible elevators which serve the floor proposed for the Government. One of the accessible elevators may serve as a freight elevator, provided that the public route of travel does not require access to the employee’ space. 7. Additional requirements apply and will be addressed in the Request for Lease Proposal (RLP). · Action : Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action. · Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. · A fully serviced lease is required. · Offered space shall not be in the 100 or 500-year flood plain. Expression of Interest Submission Instructions/Requirements: Please provide the following basic information and descriptions pertaining to the building you propose for consideration. All submissions should include the following information: (1) Name of owner; (2) Age of building; (3) Total existing gross square feet, and gross square feet per floor; (4) Site plan depicting the building and parking; (5) Floor plan and gross square footage of proposed space; (6) Identification of on-site parking; (7) Address or described location of building; (8) Location on map demonstrating the building lies within the delineated area; (9) FEMA map evidencing that the property lies outside the 100-year floodplain; (10) A narrative and map describing proximity of the building to the nearest bus and/or train stop, and major transportation routes; (11) Evidence of ownership, if building submitted by owner. Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property; and (12) Any information related to title issues, easements, or restrictions on the use of the building.
