Description
General Services Administration (GSA) seeks to lease the following space: State: District of Columbia City: Washington Delineated Area: Central Employment Area (CEA) and Foggy Bottom Min Sq. Ft. (ABOA): 164,549 Maximum Sq. Ft. (Rentable): 198,000 Space Type: Class A office space Parking Spaces (Total): 15 Lease Term: 15 year authority with an optional renewal term of 5 additional years Firm Term: 10 years Option Term: Two 5-year Renewals Additional Requirements: • Offered space must be located within walking distance (approximately 2640 walkable linear feet or 1/2 mile) of a Metrorail station; • Offered space must be located in a single building; • Offered space must be contiguous; • Offered space must be able to meet ISC Level IV security; • A security assessment will be conducted on all potential offered buildings in the competitive range; • Offered buildings must have, or be able to attain within a year of occupancy, an Energy Star rating of 75 or higher. • Subleases are not acceptable; • Daytime cleaning required Authorized Contacts: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the GSA or its authorized representative, Jones Lang LaSalle. Buildings offered for consideration must have the ability to meet all Government requirements contained in Prospectus # PDC-07-WA17 and in the RLP/Lease to be issued, including but not limited to requirements meeting all current Federal/GSA/PBS, State, and local codes and regulations for fire and life safety, OSHA, handicapped accessibility, location amenities, and sustainability standards by the required occupancy date per the terms of the lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. Not all minimum requirements are stated in this advertisement. The Government currently occupies leased office and related space that will be expiring. SUBMISSION REQUIREMENTS: Expressions of interest must be received in writing no later than April 27th at 4:00pm and must include the following information at minimum (This is not an invitation for bids or a request for proposals): 1. Building name/address and the location of available space within the building; 2. Evidence of ability to meet the required occupancy date of June 23, 2019; 3. Scale drawing of the offered space (as-builts); 4. Amount of parking available onsite; 5. Rentable square feet available and the expected rental rate per rentable square foot, fully serviced; 6. ANSI/BOMA office area (ABOA) square feet to be offered and the expected rental rate per ABOA square foot, fully serviced, meeting GSA's standard building shell requirements and inclusive of a Tenant Improvement allowance of $46.74/ABOA SF; 7. Name of the closest operational Metrorail station and the offered building's distance to it in walkable linear feet; 8. Name of ownership entity and, if applicable, parent company; 9. Name, address, telephone number, and email address of authorized contact. Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
