- The US Governement seeks the following space: State: TX City: Corpus Christi Delineated Area: North - I37. East - THeads (water) South - Kinney Street West - North Carancahua Street Minimum Sq. Ft. (ABOA): 7,149 Maximum Sq. Ft. (ABOA): 7,506 Space Type: Office Parking Spaces (Total): 8 Parking Spaces (Surface): 0 Parking Spaces (Structured): 8 Parking Spaces (Reserved): 8 Full Term: 10 years Firm Term: 5 years Option Term: 5 years Additional Requirements: Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Subleases are not acceptable. Public transportation is required within 2 city blocks or 600 feet, whichever is less. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Security, Fire Safety and Handicapped Accessibility. All space shall be contiguous. Office space is preferred to be contiguous, located on one level without being split by a public corridor, however the Government may consider noncontiguo s office space in 2 blocks of 4,350 square feet and 2,800 square feet. Space on the ground floor with direct access to the public is preferred. Space configuration shall be conducive to an efficient layout. Consideration for an efficient layout will include, but not be limited to the following: size and location of interior fire (support) walls, size and number of columns, column placement, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, any angles, curves or offsets that will result in an efficient use of space. The Government requires a fully serviced lease. The Government shall have access to the space 24 hours a day, 7 days a week. Offered space cannot be located in a building with parking under the building. If the offered space is on the first floor; no parking can be within 25 feet of the offered space. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
