Description
The Department of Veteran Affairs desires to lease a maximum of 13,165 net usable square feet (NUSF), which equates to 17,773 rentable square feet (RSF) of space in Valdosta, Georgia for use as Clinical Space for a Community Based Outpatient Clinic (CBOC) for the North Florida/South Georgia Veterans Health System. The cost of Buildout and rental payments shall be based on NUSF. All spaces submitted for consideration shall be of sound/substantial construction on one contiguous floor and have the flexibility to meet the Government space requirements with the least amount of renovation. On-site parking is required for 105 surface/outside parking spaces, to include 5 ADA compliant spaces. A full service lease is required that includes Janitorial, Trash Disposal, Pest Control, Lawn Maintenance, Alarm Monitoring, Cable TV Services, and all Utilities and water services. The lease term shall be for up to 10 years, with a 5 year firm term. Proposed Property shall not be located within the 100-year flood plain. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules and public corridors, and public toilets required by local code. To be considered, space shall be within or bordering/facing the delineated area as follows: North: Staten Road/Deariso Blvd/Orr Road South: Madison Hwy/Inner Perimeter East: US-84 East/Inner Perimeter Road West: Interstate 75/Wiregrass Georgia Parkway To be included in initial considerations interested offerors shall address ALL of the following when responding to this advertisement/announcement. Do not submit response in binder, spiral format, etc., submit on plain bond paper only with not more than ten (10) pages: 1. Proposed Property address with a map showing property within the delineated area. 2. Net Usable Square Feet offered 3. Name, phone number and email address of Property Owner. Note, if responding and you are not the property owner, i.e. broker, provide written statement from property owner (owner letterhead) authorizing you to represent the owner. 4. Documentation evidencing that proposed property is outside the 100-year flood plain. 5. Documentation setting out the type of building being offered; type of façade, year built, of sound construction with up to date, modern shell. 6. Number of parking spaces. Note, the above 105 figure is a minimum, there is no maximum. 9. Date space may be available. VA staff will conduct a market survey of properties meeting the above requirements.
