- Notice of Intent This is a notice of intent for the General Services Administration to solicit space for the U.S. Marshall Service (USMS) in College Park, Georgia, from Taylor & Mathis {Property Managers} on behalf of Azure Southwoods Atlanta LLC (“Landlord”) Azure Southwoods Atlanta LLC (“Landlord”) located at 801 North Brand Blvd, Suite 800, Glendale, CA 91203 ( the current lessor). The Government will negotiate a succeeding lease at the existing location (73 Southwoods Parkway, Suite 110, Hapeville, Georgia). This is due to the economic benefit i.e. relocation/moving of personal property, telecommunication relocation, disruption, and tenant improvement costs which are not expected to be recovered through full and open competition. The government will negotiate with the current lessor to lease for USMS approximately 26,454 rentable square feet of office space, along with 50 outside parking spaces. Delineated Area : The space must be located in the Hapeville, Georgia area, must be within a 15 minute drive to and from the Airport. Oth er considerations : Offerors should consider the costs for relocation, telecommunications and tenant improvements as well as the capability of providing alternate/backup power for the computer data center. Required : Fully serviced, including but not limited to supplies, utilities, and tenant alterations to be provided as part of the rental consideration. Occupancy : The space is required on or before July 17, 2018. Term : The lease term will be for 10(ten) years, 5 (five) years firm. A copy of the justification for other than full and open competition is available upon written request from the CO.
