- The U.S. Government seeking 4,025 ABOA / 4,628 Rentable Square Feet office and related space in a building under a lease in Huntsville, AL to commence on or about December 2017. The space must be contiguous and conducive to an efficient layout and good utilization. The delineated area is: North: U.S. Route 72/State Route 2 (University Drive NW) to Pratt Avenue N.E. East: SE California Street. South: Interstate 565 to State Route 53 (Governors Drive) to U.S. Route 431 (Governors Drive). West: Slaughter Road. The space offered should be located in a Class A or Class B modern multi-story office building and must be compatible with its surroundings. If not in a new or modern multi-story office building, the space offered must be in a building that has undergone, or will be complete by occupancy, a first class restoration of adaptive reuse for office space with modern conveniences. If the restoration work is underway or proposed, the architectural plans acceptable to the Agency must be submitted as part of the offer. The building must project a professional and aesthetically pleasing appearance inside and outside, with an attractive frontage and entrance. The building must have energy efficient windows and glass areas consistent with the structural integrity of the building, unless not appropriate for intended use. Streets and public sidewalks must be well maintained. Regularly scheduled public transportation and/or employee parking must be within two blocks to cover commuting needs of employees. A variety of inexpensive and moderately priced fast food and eat in restaurants should be located within three blocks. Services, utilities and maintenance will be provided daily, from 6:30 a.m. to 6:00 p.m., except on Saturday, Sunday and federal holidays. The space must be accessible 24 hours a day, seven days a week, and include use of elevators, restrooms, lights, and normal office equipment. Cleaning must be performed during tenant daytime working hours. If available, prefer other than the ground or top floor of the building. The space should be secluded from public agencies and traffic when possible. A Government owned Intrusion Detection System (IDS) will be installed at all external doors and windows. 7 surface parking spaces shall be available for employees within a two-block radius of the space. The space must meet the Federal Government's standards for fire safety and handicapped accessibility and be located outside a 100/500-year floodplain. Secure office space and facilities in an office building, fully serviced and altered to Government specifications are required.
