Description
The Hiram W. Ward Federal Building and Courthouse is located at 251 N. Main Street, Winston Salem, North Carolina, 27110. The primary tenants are the United States District Courts, United States Marshals Service, the Veteran ™s Administration, and GSA. The Hiram H. Ward Federal Building and Courthouse was first constructed in 1976 and many of the finishes and systems are original. GSA is the Owner of the building and the Veterans Benefits Administration (VBA) is a primary tenant within the building. VBA occupies the first, fourth, fifth, sixth, seventh and eighth floors in the building. Major renovation of VBA ™s space on all six floors is required due to wear and tear from occupancy. The scope of work includes all electrical, mechanical, and plumbing work to supply the IT closets and computer room as well as the computer room infrastructure (i.e. the racks, mounts, PDU's, UPS, Cooling Units and cameras in the computer room and IT closets). The scope of work also includes the IT Data Cable plant and cable installation. For new mechanical work, demolition, air systems, hydronic systems, direct digital controls and load calculations have been identified and are included as part of the design intent submission. For new plumbing work, demolition, design criteria and new piping systems have been identified and are included as part of the design intent submission. For new electrical work, demolition, power distribution, power systems, conductor and raceway systems, lighting systems, fire alarm systems and testing have all been identified and are included as part of the design intent submission. For new communications systems, locations for communications and security systems and equipment have been identified in the narratives and drawings unless noted otherwise. For interior design, the interior design finish/color palette, finish plans, finish schedule and First Impressions Graphics have all been identified and are included as part of the design intent submission. The demolition scope will create space for the renovated areas identified in the project scope. It will involve phased elements and will facilitate the process in order to maintain a safe environment for existing VBA operations without disrupting all Federal Building tenants. The over all goal of the project is to create a new, efficient Office environment that is inviting, organized and secure for visitors, employees and veterans. The finished project will allow the VARO to reduce the current lease foot print by 2,000 square feet, improve office utilization, reduce long term operating and lease costs.
