- General Services Administration (GSA) seeks to lease the following space: State:MS City:Starkville Delineated Area:North: MS Hwy 182 from MS Hwy 25 to MS Hwy 12 East: MS Hwy 12 from MS Hwy 182 to MS Hwy 25 South: MS Hwy 12 West: MS Hwy 25 from MS Hwy 12 to MS Hwy 182 Sq. Ft. (ABOA) Minimum:5,067 ABOA SF Space Type:Office and related space Parking:Offered space must have sufficient general parking as required by local code requirements and must be able to accommodate carpools, disabled employees, and in and out parking. Full Term:10 Years Firm Term:5 Years Additional Requirements:•Offered space must be Class A or Class B professional office space •Offered space must be in one contiguous block on a single floor, with street level spaces preferred •Offered building must have the ability to accommodate ISC Level II Security Requirements •Offered space should have no history of heavy industrial use •Offered space must be no less than 2 blocks away from residential, daycare, and churches •Column spacing must be 20ft from interior / no more than 2ft square Authorized Contacts:GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative, Cushman & Wakefield. Offered space must meet all Government requirements contained in the RLP/Lease to be issued, including requirements for fire safety, accessibility (ABAAS), seismic and sustainability standards by the required occupancy date per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. Not all minimum requirements are reflected in this advertisement. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing no later than November 8, 2016 and should include the following information at minimum (This is not an invitation for bids or a request for proposals): 1.Building name/address and the location of available space within the building; 2.Rentable square feet available and the expected rental rate per rentable square foot, fully serviced; 3.ANSI/BOMA office area (ABOA) square feet to be offered and the expected rental rate per ABOA square foot, inclusive of a Tenant Improvement allowance of $37.8594/ABOA SF, meeting GSA's standard building shell requirements; 4.Date of space availability; 5.Building ownership information, including parent company, if applicable; 6.Amount of parking available onsite; 7.One-eighth inch scale drawing of space offered; 8.Name, address, telephone number, and email address of authorized contact; 9.In cases where an agent is representing multiple ownership entities, written acknowledgement; 10.Permission to represent multiple owners for the same submission.
