Description
GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Massachusetts City: Dorchester, MA Delineated Area: City Limits of Dorchester, MA Minimum Sq. Ft. (ABOA): 6,128 Maximum Sq. Ft. (ABOA): 6,434 Space Type: Office Parking Spaces (Total): 0 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 120 months Firm Term: 84 months Option Term: 5 years Additional Requirements: Space shall be contiguous on one floor The space must meet requirements for fire-safety plus handicapped access in accordance with ABAAS guidelines. Space shall be located within a commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. The offered property shall meet all requirements to be established within the "Request for Lease Proposal" to be issued by the Government. The proposed leased space shall be fully serviced. The Government will only consider space within a flood plain if there is no other practicable alternatives. Expressions of Interest should include the following: •1) Building name and address, and location of space in the building. •2) CAD drawing of space offered. •3) ANSI/BOMA defined Office Area Square Feet •4) Rentable Square Feet Offered •5) Percentage of Common Area Factor used to Determine the Rentable Square Feet •6) Estimated rental rate with a reference to the amount of tenant improvement allowance that is included in the proposed rate and whether the rate if offered on a fully serviced, NNN or modified gross basis. If the rate is not offered on a fully serviced basis, the offeror shall provide estimated additional net terms to bring the rent up to a fully serviced equivalent. •7) Number of parking spaces available on the premises. •8) Name, address, telephone number, and email address of individual to be contacted.
