Description
Repair of Chiller OKC OK VA Medical Center Oklahoma City, OK 73104 BRIEF SCOPE OF WORK (This is for information only) Background The contractor shall conduct repair services in accordance with the terms and conditions stated within the Performance Work Statement (PWS) on Chiller #4 at the VA Medical Center in Oklahoma City OK. The Chiller is a York 600 ton, model #: YKGQEXP8-CSG, Serial #: SAXM831910. Project Scope (This job has two parts) Part 1: Chiller Motor of Chiller 4: 1.Take chiller out of service and then push the refrigerant in to the condenser. 2.Lock and tag out all electrical to chiller. ** 3.Disassemble and remove the coupling from motor. 4.Disconnect main motor leads. 5.Remove condenser water piping as need. 6.Remove and replace shaft seal in compressor, 7.Pressure test chiller for leaks. 8.Evacuate chiller to 400 microns. 9.Rig motor down off of chiller. 10.Move motor to pit in basement. *** 11.Rig motor out of basement after normal working hours. 12.Provide proper traffic control for closing road (NE 13th Street) with the proper authorities. 13.Take to motor shop (not on VA property) and disassemble motor and inspect. * 14.Clean and detail all parts. 15.TIR rotor and shaft. 16.Check rotor with magnetic paper checking for cracks in rotor bars. 17.Dynamically balance rotor. 18.Replace with new bearings and reassemble motor. 19.Test run motor with no load. * 20.Return motor to VA Medical Center, room BF-118 after making motor repairs. 21.Rig motor into BF-118 as stated above. 22.Rig motor back on to chiller reconnect coupling to compressor. 23.Reconnect all disconnected piping with new gaskets. 24.Leak test all water piping that was removed. 25.Re-insulate all pipes that had insulation removed during motor removal. 26.Reconnect main motor leads. 27.Power chiller up heating oil up to proper temperatures. 28.Start chiller and test operation. 29.Return chiller to service. 30.Clean up and remove all contractor owned tools and equipment. *Note: If any additional areas in the motor are identified to need repairs then no machining, rewinding, rotor work, or iron stacking will occur. All work will stop until the VA Medical Center has given authorization, in writing, to proceed with the necessary repairs. The Contractor shall provide all labor, supplies, materials, repair tools, and equipment (including diagnostic tools and equipment) necessary to perform the work specified in this contract efficiently and effectively. **Note: All Lock outs and tag outs will be performed by the contractor according to VA (Engineering Service Memorandum 138-1 February 2, 2015) and industry standards. *** Note: VA Hospital will widen the doorway allowing easy access to the vault area in the basement. Part 2: Chiller 4 Micro Board Replace the Micro Board in the main control panel while motor is off chiller. The Micro Board will be O.E.M. York approved board.
