- U.S. DEPARTMENT OF VETERANS AFFAIRS DESIRES TO LEASE SPACE The Department of Veterans Affairs desires to lease sufficient rentable square footage for one of its programs serving the Watertown area. The lease shall be in Watertown NY yields 6,265 net usable square feet for use as a Specialty Care Outpatient Clinic with parking for 70 vehicles. There must be sufficient on-site parking for patients and the balance must be within 2 walkable blocks from the building. This LEASE could potentially be IN either ONE OR TWO locations if combined (collocated) with the IDES clinic sources sought found in VA528-16-R-0144 which yields 2,970 net usable square footage. This is not mandatory and should not discourage any lessor who is interested from contacting the Contract Specialist. It is desirable to have contiguous space and on no more than one floor (preferably the ground floor) and can be provided by new construction or modification of existing space. Leases will be for 10 years, 5 years firm being considered. Space MUST BE within Watertown City limits and must be on a mass transit public bus route. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Request for Lease Proposals (RLP) and Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. A market survey of properties offered for lease will be conducted by VA.
