- GSA ON BEHALF OF ITS CLIENT, THE FEDERAL MEDIATION AND CONCILIATION SERVICE (FMCS) - EXPRESSIONS OF INTEREST SOUGHT The Federal Government currently occupies office and related space in a building under Lease in Wauwatosa, WI which expires 07/31/2016. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure. The Government requires office and related space meeting the following minimum requirements. State: Wisconsin City: Wauwatosa Delineated Area: Wauwatosa City Limits Minimum Sq. Ft. (ABOA): 1454 ABOA SF minimum Maximum Sq. Ft. (ABOA): 1616 ABOA SF maximum Space Type: Office Parking Spaces (Total): 2 structured on site parking space are required for a Government Owned Vehicle (GOV). Full Term: 10 years Firm Term: 5 years Expressions of Interest Due: 04/15/2016 Market Survey (Estimated): A Market Survey will not be conducted unless the Government determines that it may be more economical to consider a new Lease agreement at an alternative location. Occupancy (Estimated): TBD Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required (utilities and janitorial included in the rental rate and ongoing maintenance of building and tenant's suite at Lessor's expense.)
