General Services Administration (GSA) seeks to lease the following space: State:VA City:Reston Delineated Area:•North: Baron Cameron Avenue •South: Sunrise Valley Drive •East: Hunter Mill Road •West: Fairfax County Parkway Sq. Ft. (ABOA) Minimum:86,481 Space Type:Office and related space Parking Spaces (Total):223 general spaces Full Term:10 Years Firm Term:10 Years Additional Requirements:•Offered building must have the ability to accommodate ISC Level III Security Requirements; •Ability to submeter for net electric lease; •Contiguous space is required. Authorized Contacts:GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative, Cushman & Wakefield. Offered space must meet all Government requirements contained in the RLP/Lease to be issued, including requirements for fire safety, accessibility (ABAAS), seismic and sustainability standards per the terms of the Lease. Expressions of interest should anticipate a standard GSA full service lease, although net of electricity. Offered space shall not be in the 100 year flood plain. Not all minimum requirements are reflected in this advertisement. The U.S. Government currently occupies office and related space in a building under lease in Reston, VA that will be expiring November 17, 2017. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing no later than April 4, 2016and should include the following information at minimum (This is not an invitation for bids or a request for proposals): 1.Building name/address and the location of available space within the building; 2.Rentable square feet available and the expected rental rate per rentable square foot, fully serviced; 3.ANSI/BOMA office area (ABOA) square feet to be offered and the expected rental rate per ABOA square foot, fully serviced though net electric, inclusive of a Tenant Improvement allowance of $46.74/ABOA SF, meeting GSA's standard building shell requirements; 4.Date of space availability; 5.Building ownership information, including parent company, if applicable; 6.Amount of parking available onsite; 7.Energy Efficiency and renewable energy features existing within the building; 8.List of building services provided; 9.List of current tenants located within the building; 10.One-eighth inch scale drawing of space offered; 11.Name, address, telephone number, and email address of authorized contact; 12.In cases where an agent is representing multiple ownership entities, written acknowledgement; 13.Permission to represent multiple owners for the same submission.
