Description
U.S. GOVERNMENT Project # 5CA0963 General Services Administration (GSA) seeks to lease the following space: State:CA City:San Francisco Delineated Area:North: Washington Street East: The Embarcadero South: Harrison Street West: Kearny Street/Market Street/9th Street Minimum Sq. Ft. (ABOA):13,721 Maximum Sq. Ft. (ABOA):14,407 Space Type:Office, Office Related Parking Spaces (Total):2 Parking Spaces (Surface):0 Parking Spaces (Structured):2 Parking Spaces (Reserved):2 Full Term:15 Firm Term:10 Option Term:N/A Additional Requirements The offered building space shall be/have:Space shall be located not more than the equivalent of two city blocks from a primary or secondary street. A primary or secondary street must have scheduled public transportation in both directions, if a two-way street. Efficient use of space: configuration (space should be no more than twice as long as it is wide), size, number, and placement of columns (columns must be at least 20' from any interior wall and from each other, and be no more than 2' square). Space shall be contiguous on a single floor. If not available, approximately 1,250 ABOA Sq. Ft. shall be located on another floor. Space shall be located 2nd floor or above for security and acoustic reasons. It shall have a minimum of two accessible elevators. One accessible elevator may serve as a freight elevator. Where on-site structured parking is not available, public structured parking shall be available within the same city block. Facilities shall be cleaned between the hours of 6:30am and 5:30pm. Offered space must meet Government requirements for fire safety, accessibility (ABAAS), seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 or 500 year flood plains. Expressions of Interest Due:03/30/16 Market Survey (Estimated):04/04/16 Offers Due: 05/27/16 Award Date09/12/16 Occupancy (Estimated):11/05/17 Expressions of interest should include the following information: 1.Building/site name and address and location of the available space within the building/site; 2.Rentable square feet available and expected rental rate per rentable square foot, showing the rent broken into Shell rent, Operating expense rent, and Parking rent; 3.ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any); 4.Date of space availability; 5.Building ownership information; 6.Energy efficiency and renewable energy features existing within the building; 7.List of building services provided; 8.One-eighth inch scale drawing of proposed space offered or marketing brochure illustrating the floor plans and proposed space, or proposed site layout; 9.Name, address, telephone number, and email address of authorized contact; 10.In cases where an agent is representing multiple ownership entities, written acknowledgement; 11.Expressions of Interest must include the Project # listed above and be emailed or mailed to the Primary point of Contact; 12.If AutoCAD drawings of the proposed space are available, please provide (optional) 13.Interested respondents should include Building Owners, or if a Broker, please include the Exclusivity Agreement/Representation Letter or Listing Contract granting the exclusive right to represent the building by the Building Owner, in your Expression of Interest. If the Expression of Interest letters does not have all of the information listed above they may be considered unresponsive.
