- VETERANS AFFAIRS SOLICITATION FOR VA258-15-L-0036 ANTHEM, ARIZONA The Department of Veterans Affairs is releasing a solicitation for a Community Based Outpatient Clinic in Anthem, AZ. Any party interested in leasing approximately 8,445 rentable square feet of space in Anthem, Arizona, for use as a VA outpatient clinic. The rentable space shall yield a minimum of 8,447 Net Usable square feet available for use by tenant for personnel, furnishings, and equipment. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code. The space must be contiguous and preferably on the first floor. The space must be with handicap and public transportation accessibility, ADA compliant and can be occupied within sixty (60) days of award, provided by new construction or modification of existing space. The space to be provided must have a floor live load capacity of not less than 100 pounds per square foot unreduced throughout. The building and parking area must be fully accessible meeting all requirements of the Architectural Barriers Act Accessibility Standard (ABAAS). On-site parking for 38 vehicles is required, 4 have to be designated as Disabled/Handicapped. This will be a full service [gross] lease with a term of ten (10) years. Any existing building must meet all current federal seismic criteria. Space within or fronting on the following boundaries will be considered: The city limits of Anthem, AZ. The Government is limited by law (40 USC 278a, as Amended 10-1-81) to pay no more than the appraised fair rental value for space. Please note: All interested parties will submit a request for the solicitation in writing to the attention of Ms. Jeanine Gutierrez at the above address. Interested offerors' should submit one (1) copy of specific information concerning their properties. The VA will not enter into any sublease or ground lease. All offerors that want the VA to enter into a sublease or ground lease will not be considered.
