- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Georgia City: Chamblee Delineated Area: An area bounded by the intersection of Clairmont and North Decatur Road, West on North Decatur Rd./Rock Springs Rd., North on Piedmont Road, East on Sidney Marcus Boulevard, North on Buford Highway, North on Clairmont Rd., North on Peachtree Industrial, 285 East, 85 South on Clairmont Rd. to North Decatur Rd. to point of beginning. *Buildings that have frontage on the boundary streets are deemed to be within the delineated Area of Consideration. Minimum Sq. Ft. (ABOA): 108,000 (ABOA) Maximum Sq. Ft. (ABOA): 108,000 (ABOA) Space Type: Office, Warehouse Parking Spaces (Total): 10 Parking Spaces (Surface): 10 Parking Spaces (Structured): None Parking Spaces(Reserved): 10 Full Term: 15 years Firm Term: 10 years Option Term: N/A Additional Requirements: The U.S. Government requires 2,100 ABOA office space and 105,900 ABOA warehouse space along with 10 reserved parking spaces. Only existing buildings will be considered. Expression of interest should include; 1. Building name and Address. 2. One-eight inch ale drawing of space being offered. 3. ANSI/BOMA Office Area Square Feet to be offered and expected rate per ABOA, fully serviced. 4. Method of measurement used to determine rentable square feet. 5. Date of Space availability 6. Name, Address and telephone number of individual to be contacted. 7. All expressions of interest submitted by Brokers/Agents must be accompanied by written evidence of authorization to represent the building's ownership. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100/500 year flood plain. The U.S. Government currently occupies office and related space in a building under lease in Chamblee, GA, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to negotiate a succeeding lease. Interested parties may submit pertinent information by email or certified mail no later than Expression of Interest due date posted below.
