Description
Delineated Area Map GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: California City: Portions of Hayward, Oakland, San Lorenzo, San Leandro, Union City, and Newark, California (see attached map) Delineated Area: •· North: Beginning at the intersection of Interstate 880 and Davis Street, west to Doolittle Drive, then north to Airport Drive to the eastern boundary of the Oakland International Airport, then south along the eastern shoreline of San Francisco Bay. • West: Eastern shoreline of San Francisco Bay from the Oakland International Airport, south to California State Route 84. • South: California State Route 84 from the eastern shoreline of San Francisco Bay, east to Thornton Avenue, continuing south and east on Thornton Avenue to Interstate 880. • East: North on Interstate 880 from Thornton Avenue to Davis Street. Minimum Sq. Ft. (ABOA): 7,220 Maximum Sq. Ft. (ABOA): 7,600 Space Type: Office/Flex Parking Spaces (Total): 4 Parking Spaces (Surface): Per City Code Parking Spaces (Structured): 4 Parking Spaces (Reserved): N/A Full Term: 20 Years Firm Term: 15 Years Option Term: None Additional Requirements: •· Occupancy must be located in contiguous first floor space within a modern facility. The office space component must have 9' minimum ceiling heights and secured parking. Additional special use space will require minimum ceiling heights of 14'. •· Offered space must be efficient and not present significant design constraints, such as irregular shape of demised space, large columns, narrow core to building façade, column spacing less than 20' on center, etc. •· The occupancy will need to comply with Facility Security requirements as determined by the Government. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the lease. A fully serviced lease is required. Offered space shall not be in the 100 - year flood plain. Interested respondents should include building owners, or if a broker, please include the Exclusivity Agreement/Representation Letter, or Listing Contract granting the exclusive right to represent the building by the building owner, with the submitted Expression of Interest.
