Description
The Department of Veterans Affairs would like to combine two leases into one for a minimum of 13,344 net usable usable sq. ft. (nusf) of office space and a maximum of 13,658 net usable sq. ft. (nusf) at 2301 East Lamar Blvd., Arlington TX 76006. The current lease expires on September 30, 2016. The VA is conducting a competition for alternative space and will relocate if advantageous to the Government. The cost of moving, alterations, and other factors will be considered when determining whether to relocate. The space must be able to accommodate VISN 17 Headquarters (HQ) and Public Affairs space as combined totaling at least 13,658 nusf of space. On-site parking for 60 vehicles is required. A full service lease for up to ten years with five years firm with the government having 120 day termination rights after the firm term will be considered. Occupancy required by April 1, 2016. To be considered, space must be within or bordering a delineated area as follows: Space must be North - HWY. 183; South - Interstate 20; East - HWY 360: West - Cooper Street Offerors must provide evidence that properties are outside the 100-year flood plain. A market survey of properties offered for lease will be considered will be conducted by the VA. The government is limited by law ( 41 C.F.R 102-73.55) to pay no more than the appraised fair rental value for space. Respondents are advised that the VA assumes no responsibility to award a lease based upon responses to this advertisement.
