Description
Attachment 2 - Building Shell Requirements Attachment 1 - Proposal to Lease Space The United States Government seeks to lease class ‘A' contiguous office space. The space offered must consist of approximately 28,000 rentable square feet in the Phoenix/ Scottsdale area of Arizona. The space should yield 26,515 ANSI/BOMA usable square feet. The Government will require a minimum area of 350 parking spaces. The proposed space must be located within the following delineated area: city limits of Phoenix, Scottsdale, and or the cities of Glendale and Peoria. The proposed lease will be for one firm year; with four annual firm year options; and should be fully serviced by the lessor to include operating expenses such as common area maintance (CAM), real estate taxes, insurance, janitorial services and supplies, trash disposal, HVAC, electricity, water, sewer and management fees. The lease may be renewed at the option of the Government, for four (4) successive terms of one year each. Space must be ready for occupancy no later than July, 2016. The offered space must meet Government requirements for GSA Life and Fire Safety Standards, Architectural Barriers Act Accessibility Standards (ABBAS) Requirements and must comply with United Facilities Criteria (UFC) for DOD minimum anterriorism standards for buildings in accordance with UFC 4-010-01; and the offered space must meet Government requirements for Handicapped Accessibility. Please review the attached; Building Shell Requirements. Consideration shall be based on the area profile, location, and proposed security precautions if the location would be utilized. Interested parties should complete and return the attached; Proposal to Lease Space. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership.
