Description
U.S. GOVERNMENT WANTS TO LEASE SPACE IN Charleston/North Charleston, SC REQUIREMENT: The United States Government currently occupies office and related space in a building under lease in North Charleston, South Carolina, that will be expiring. The General Services Administration (GSA) is interested in leasing approximately 10,876 Net Rentable Square Feet which will yield approximately 9,457 ANSI BOMA Useable Square Feet with eight (8) reserved parking spaces for official use only vehicles. The Government's decision regarding whether or not to relocate will be based, in part, on information received in response to this advertisement. In the event that a potential offeror fails to provide specific rental rate or other required information as part of its response to this advertisement, the Government reserves the right to assume that the building in question cannot meet the Government's requirements. LEASE TERM: 120 Months; 60 months Firm Term (Delineated Area): 1. East on North Main Street (Alt US HWY 17) to St. James Ave (US HWY 176) 2. South on St James Ave (US HWY 176) to South Goose Creek Blvd (US 52). 3. South on S. Goose Creek Blvd (US HWY 52/US HWY 78) to Remount Rd, 4. East on Remount Rd. to Cooper River. 5. South along the Cooper River to HWY 526 junction (Mark Clark). 6. HWY 526 (towards Mount Pleasant) to Coleman Blvd. 7. Coleman Blvd to crossing over the Arthur Ravenel Bridge (HWY 17 South). 8. Continue on 17 South crossing the Ashley River to Bees Ferry Rd 9. Northeast on Bees Ferry Rd. to Ashley River Rd (Rt 61). 10. Northwest on Ashley River Rd. (Rt 61) to Beech Hill Rd. (Alt US HWY 17). 11. East on Beech Hill Rd. (Alt US HWY 17) becomes N. Main St. to I-26 POINT OF BEGINNING. UNIQUE REQUIREMENTS: 1. Offeror must provide the following information: a. 120 month lease; 60 month firm term b. Space must be contiguous c. Preferred, but not required to be on 1st Floor d. Minimum ceiling height nine 9’ feet e. Minimum column spacing 24” on center f. Mass transit within ¼ mile walking distance g. Accommodate a manned security guard service (if deemed necessary) h. 1 freight or designated passenger elevator required for deliveries i. Minimum hours of operation 6:00 AM to 6:00 PM j. Provide 24/7 building access (as necessary) k. Provide daytime cleaning services l. Electronic keycard access m.
