Description
4MS0136 Hattiesburg, MS ODAR - Delineated Area The U. S. Government currently occupies 18,360 Rentable Square Feet (RSF) of office and related space yielding 16,680 ANSI / BOMA Office Area (ABOA) square feet of space under lease located at 1901 Broadway Drive in Hattiesburg, Mississippi that will be expiring on December 17, 2016. The Government plans to negotiate a succeeding lease at the existing location due to the economic benefit and other factors. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. General Services Administration (GSA) seeks to lease the following space: State: Mississippi City: Hattiesburg Delineated Area: North: S 40th Ave to Hardy Street to I-59 to Hwy 49 East: Hwy 49 to Hwy 42 to N Main St (turns into Bay St), to East 4th Street continuing on Mobile, Hall Ave South: Hall Ave to Edwards St to Hwy 49 West: Hwy 49 to Helveston Rd to McInnis Loop to S 28th Ave to Lincoln Rd to S 40th Ave (See attached map) Minimum Sq. Ft. (ABOA): 16,680 Maximum Sq. Ft. (ABOA): 16,680 Space Type: Office Parking Spaces (Total): 0 Parking Spaces (Reserved and Secured): N/A Full Term: 10 years Firm Term: 5 years Additional Requirements: • Space should not be located within close proximity to railroad tracks or heavily congested freeways. • Elevator service is required for space above ground level. • All space should be contiguous on one floor. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
