- Please note: This advertisement is re-issued due to the Government’s modification to the requirement for contiguous space as stated in the “Additional Requirements” section below. In addition, a modification has been made to the procurement strategy. The Expressions of Interest(s) previously provided that can meet the new requirement(s) are not required to submit again. General Services Administration (GSA) seeks to lease the following space: State: District of Columbia City: Washington Delineated Area: Central Employment Area Sq. Ft. (ABOA) Minimum: 29,171 Sq. Ft. (ABOA) Maximum: 32,242 Sq. Ft. (RSF) Maximum: N/A Space Type: Office Parking : 75 structured, reserved, below grade within building of leased premises Full Term: 5 years Firm Term: 5 years Option Term: 5 years Additional Requirements: -Subleases are not acceptable. Below grade space is unacceptable. -Must be located within 2,640 walkable linear feet (wlf) on paved, handicapped accessible pedestrian pathways from the building's main entrance to the main entrance of a Metro station -Accommodation of an approximately 3,500 square foot, 100-seat training facility. - Offered space may be non-contiguous but must be on no more than two floors. The Government currently occupies leased office and related space that will be expiring. Buildings offered for consideration must have the ability to meet all current Federal/GSA/PBS, State, and Local codes and regulations including, but not limited to, fire and life safety, handicapped accessibility, OSHA, seismic protection and sustainability standards by the required occupancy date per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. Expressions of Interest must be received in writing no later than August 4, 2015 at 4:30 PM, and should include the following information at a minimum: · Building name and address; · Location of space in the building and date of availability; · Rentable Square Feet (RSF) offered and rate per RSF; · ANSI/BOMA office area (ABOA) square feet and rental rate per ABOA, full service inclusive of a Tenant Improvement allowance of $46.74/ABOA SF meeting GSA’s standard building shell requirements, for the firm term and renewal option; · Scaled floor plans (as-built) identifying offered space; · Evidence of ability to meet the required occupancy date of no later than June 2017 (estimated); · Site plan showing parking area(s) and loading area(s); · Name, address, telephone number, and email address of authorized contact. Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. Projected Dates: Expressions of Interest Due: August 4, 2015 Market Survey (Estimated): August 2015 Offers Due (Estimated): November 2015 Occupancy (Estimated): June 2017 Authorized Contacts: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction.
