Ft. (ABOA): 10,635 Rentable Sq. Ft (RSF): 12,230 Space Type: Office Space Parking Spaces (Total): 3 Surface Parking Spaces f o r government-owned vehicles Full Term: Ten (10) Years Firm Term: Five (5) Years Additional Requirements: • Public transportation (two or more public or c ampus bus l ines) must be located within the immediate v i cinity of the buil d i n g, but generally not exceeding a walkable ½ mile. • Contiguous, above-ground space is requeste d. • If con t i guous space on the main ( 1 s t floor) is not available, then public contact functions should be located on the first floo r. Public contact functions ar e : Taxpay e r As s i stance Center (TAC ), Inter vi ew Rooms and Office Audit (Tax Compliance Officers) which the Wilmington office con si sts of all three. • Separate suite entries are required for the Taxpayer Assistance cente r, Cri m i nal Inves t i ga t i on ( C I D ) and Office Audit (TCOs). • Perimeter security controls (access control card reader s, et c.) will be require d. • Offices typically require 70-80% open office p lanning with standardized 6x8 systems furniture and 8 x 1 2 office s. • A minimum of 30' between structural columns is desire d. • Cei l i ng heights should have a minimum of 8'-6" AF F, 9' is preferre d. Cei l i ng heights for equipment rooms shall be a minimum of 8 ' - 6 " clear and have sufficient space above the ceiling for independent HVAC units or du cting. • Floor loads in the MDF room typic a l l y range from 50-200 lbs. per square foot. • Locks and Hardware: Astragals or latch protectors for all doors, single or double leaf, w i t h locking hardware required. Hold fast p i ns with set s c r ews in all butt hinges on all entry doors where barrel of hinge is on the same side of the door as l o ck cy l i nder and inte r ior restricted area door. Certain do o r s shall be equipped with a push-button combination lock (equal to or better than Schlage "H" series or electronic card reader for access control). Number, type and location will be design a t ed on Governmen t - approved DIDs or CD s. • S l ab-t o - slab construction for perimete r, rooms will be specified per the Government-approved DID or CDs. • Install and maintain a UPS system to support equipment in the Equipment Roo m may be required. Eq u i pment specifications will be provided with the government-approved DIDs or CDs. • 24/7 HVAC is required, rooms will be specified per the Government-approved DID or CDs. Temperature and humidity shall be controlled to provide continuous opera t i ng ranges of 64 de g r ees to 75 degree Fahrenheit with 30% to 55% rela t i ve humi d i ty. An air conditio n i ng failure alarms system should be set up to tie into the building a l arm system in case AC unit fails. • A r adio a n t enna i s typically requ i r ed (area to be will be specified per the Government-approved DID or CDs ) and i s 1 0-1 5 ' high, approximately 20 lbs. and is roof m ounte d. E M T cable run shall be pro v i ded w i t h a ring and pull string to facilitate the installation of cabl e. The Government is considering alternative space if economically advantageous. In making this determination the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Offered space must meet Government requirements for fire protection and life safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Expressions of Interest Due: All expression of interest submitted by Brokers/Agents must be accompanied by written evidence of authorization to represent the building's ownership.
