- General Services Administration (GSA) seeks to lease the following space: State:Wisconsin City:Bayfield Delineated Area: North - Lat/Long: 46.84566 North/90.7884 West (Southern boundary of the reservation of the Red Cliff Band of Lake Superior Chippewa Indians) South - Lat/Long: 46.7856 North/90.8563 West (Northern shore of Pike's Creek) East - Lake Superior Shoreline West - Wisconsin Hwy. 13 Minimum Sq. Ft. (ABOA):16,100 Maximum Sq. Ft. (ABOA):18,000 Space Type: Office: Minimum of 8,050 ABOA SF to Maximum of 9,000 ABOA SF Warehouse/Light Industrial: Minimum of 8,050 ABOA SF to Maximum of 9,000 ABOA SF Parking Spaces (Total):35 Parking Spaces (Surface):35 Full Term:Fifteen (15) Years Firm Term:Twelve (12) Years Additional Requirements: •Location must have direct access via water to Lake Superior •2 acres of land and approximately 55,000 square feet to accommodate a marina to include boat slips, a fueling dock, boat launch ramps and maneuvering space. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space to support its maintenance facility and marina at Roy's Point in Bayfield, Wisconsin. The lease for this space will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
