Description
State : Washington City : Seattle Delineated Area - Within in a ten (10) minute drive from the local airport. The following delineated area's are: a. Delineated area North: South 156th Street b. Delineated area South: South 188th Street c. Delineated area East: Air Cargo Road d. Delineated area West: Des Moines Memorial Drive Local Amenities: Food establishments shall be within 1/2 mile Public Transportation : At a minimum, bus line should be available within 1/2 mile Minimum ABOA : 2,200 Maximum ABOA : 2,200 Space Type: Office Space Parking Spaces: Eleven (11) Full Term : Ten (10) Years Firm Term: Five (5) years Options: Five (5) Year Cancellation: Sixty (60) day cancellation right clause after the initial twelve (12) months of occupancy. Office Space: Climate controlled (HVAC) with a minimal ceiling height of 7 feet 5 inches. Canine Space : Office space with fiber availability; Plumbing availability for cleaning of Canine kennel pans and other incidental supplies; area needs to have the ability to house Canine for periods of time while handlers perform administrative duties. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the lease. a FULLY SERVICED lease is required including all preventive maintenance services, supplies and utilities. Offered space shall not be in the 100 year flood plain. Subleases are not acceptable. WRITTEN EXPRESSION OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1. Building/ site name and address and location of the available space within the building/site; 2. Rentable Square Feet (RSF) available and expected rate per RSF; showing the rent broken into Shell rent and Operating expense rent; 3. ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA, fully services; inclusive of a Tenant Improvement (TI) allowance of $45.00/ ABOA SF, meeting TSA's standard building shell requirement. Government has the right to amortize TI or pay in lump sum payments; 4. Date of space availability; 5. Amount of parking space available on -site and its cost. Include whether expected rental rate includes the cost of required Government parking. (of any); 6. List of building services provided; 7. One-eighth inch scale drawings of proposed space offered and proposed site layout; 8. Site plan showing parking area(s) and loading area(s); 9. Name, address, telephone number, and email address of authorized contact; 10. Submission by other than the owner of a property must be accompanied by a letter from the owner granting permission to make a general offering of space; 11. Your letter must include the Solicitation # listed above and be emailed to the Contracting Officer. The Government will not be responsible for any costs incurred as a result of this announcement.
