Space shall be located in a professional office setting and not within 200 feet of residential areas, schools, parks or churches. Space should not be located near establishments where alcoholic beverages are sold or served, or where there are tenants related to drug treatment or detention facilities. Space will not be considered where apartment space or other living quarters are located within the building. Offered space must be in a building that has earned the Energy Star label in the most recent year or will have obtained it prior to lease award, unless the offered space meets a statutory exception. The Government requires a fully serviced lease. All services, janitorial supplies, utilities, partitioning and tenant alterations are desired as part of the fully serviced rent. Offered space must meet Government requirements for Energy Star, Fire Safety, Handicapped Accessibility, Seismic and Sustainability set forth in the Request for Lease Proposals (RLP). Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. Subleases will not be considered. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: Building name and address and location of the available space within the building; Rentable square feet available, and expected rental rate per rentable square foot, fully serviced; ANSI/BOMA office area (ABOA) square feet to be offered, and expected rental rate per ABOA square foot, fully serviced.
