Description
Expressions of Interest Sought The Government requires office and related space yielding a minimum of 4,180 Net Usable Square Feet (NUSF). The space must be available for occupancy by August 2015 Minimum NUSF: 4,180 Maximum NUSF: 5,643 The lease term requirement is for 5 years firm and 5 years non-firm. The delineated area is: Bounded in the north by Interstate I -40 Bounded in the west by Interstate I -40 Bounded in the south by Hwy 70S Bounded in the east by I-440 Other applicable requirements include the following features: Proximity to public transportation Space must be on no more than one floor Fifty (50) on-site reserved parking spaces One (1) male and one (1) female bathroom ADA compliant (Staff) Two (2) Public bathrooms ADA compliant Nine (9) offices, one (1) break room, one (1) storage/file room, one (1) conference room Three (3) PCP Work Stations Three (3) RN Work Stations Two (2) MSA-LPN Work Stations One (1) IT closet 8x8 minimum Five (5) Exam Room Multi-purposes The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Include whether expected rental rate includes the cost of the required Government parking Energy efficiency and renewable energy features existing within the building List of building services provided NOTICE TO BROKERS: The VA is only gathering market information at this point and will only consider proposals from owners, landlords, lessors, or their legal representatives later in the process if actual proposals are sought. The VA does not pay commissions. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
