A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The Department of Veterans Affairs is seeking Warehouse/Office space in Honolulu, HI, within 3 mile radius of Tripler Medical Center. The space will be used by the Department of Veterans Affairs as warehouse and office space. The Government will use the information it receives in response to this advertisement to determine the amount of space that is available to meet our needs, prior to issuance of the solicitation. If you have alternate space that is not a warehouse/mixed space, that you think would work for our requirement, please submit your alternative option for consideration. In making this determination, the Government will consider, among other things, the availability of space that can potentially satisfy the Government's requirements and the costs allocation for tenant improvements; more specifically the ability to meet our requirement. Requirements: o Approximately 8000 contiguous ABOA square feet (SF) of warehouse space. o Approximately 2000 contiguous ABOA square feet (SF) of office space. o Location must be within 3 miles of Tripler Medical Center, delineated area boundaries to be finalized when solicitation is issued. Address of Tripler Medical Center: 1 Jarrett White Road, Honolulu, HI 96859 o Building should be flex space, able to meet the requirements of both warehouse and office space. (Estimated Breakout: 20% office 80% warehouse 33.3% o Building should be accessible on a 24/7/365 bases. o Lease Term shall be 10 years, 5 years firm o Occupancy at substantial completion (based upon build-out required), estimated on October 1st 2015. o Power requirements: Typical Warehouse/Office requirements. Defined in solicitation. o Phone Lines/Computer Accessibility: Cabling requirements defined in solicitation. o Parking: Minimum of 3 oversized stalls (support trailers 15' x 25'), four (4) standard stalls for Government Owned Vehicles on-site with additional 18 spaces of possible parking within close (1/4 mile) proximity to the building. o Building must be within close (1/4 to 1/2 mile) proximity to public transportation, restaurants and services. o The facilities must meet the legal requirements for handicapped accessibility and the Americans with Disabilities Act. o Warehouse ceiling height minimum 20ft. o Warehouse must have a minimum of 2 loading docks. o Space must include a minimum of 6 assigned parking stalls.
