- GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Texas City: The Woodlands Delineated Area: North: Lonestar Executive Airport South: George Bush International Airport West David Wayne Hoods Memorial Airport Minimum Sq. Ft. (ABOA): 9,999 Maximum Sq. Ft. (ABOA): 9,999 Space Type: Office Parking Spaces (Total): 10 Parking Spaces (Surface): 6 Parking Spaces (Structured): 4 Parking Spaces (Reserved): 0 Full Term: 20 years Firm Term: 15 years Option Term: N/A Additional Requirements: A. The proposed facility shall not be located in the immediate vicinity of any "hazardous" facilities such as fuel storage areas, gas stations, chemical manufacturing facilities, etc., as well as railroad lines transporting hazardous material. It is preferred that the proposed facility not be located near day care centers, schools, hospitals, religious centers, and social service centers (typically this is within 1,000 feet of a school or park boundary). B. Proposed space must be contiguous, located on the first. Space cannot be located on the top floor of the building, space on the floors above first floor may be considered only when no other space is available or if deemed appropriate. Additional security requirements will be required of the first floor space. C. Secured parking is required. D. Government shall have the right to mount antennas on the roof of the building. E. Agency cannot be collocated with federal, state, or local government agencies, or private firms whose primary clientele are involved in or have ties to criminal elements. F. Agency cannot be collocated with agencies providing probation and/or parole services, halfway houses, drug abuse counseling/rehabilitation programs, and similar social service and welfare type programs, as well as private law firms representing drug offenders. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under lease in Woodlands, TX that will be expiring on November 7, 2017. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
