U.S. GOVERNMENT Expressions of Interest Sought Government seeks to lease the following space: State: NY City: Rochester Delineated Area: North - I-390, I-590, RT-31/Monroe Avenue South - I-90/New York State Thruway East - RT-65/Clover Street West - RT-383/Scottsville Road, RT-84/East River Road Minimum Sq. Ft. (ABOA): 1010.0 Maximum Sq. Ft. (ABOA): 1060.5 Space Type: Office (402 USF ABOA), Warehouse (0 USF ABOA), Storage (0 USF ABOA), Other (608 USF ABOA), Land (0 USF ABOA), Wareyard (0 USF ABOA), Laboratories/Test Kitchen Parking Spaces (Total): 2 Parking Spaces (Surface): 2 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 120 Firm Term: 60 Soft Term: 60 Option 1 Term: 0 Option 2 Term: 0 Additional Requirements: Laboratory/Test Kitchen space is set up as a grading kitchen with cabinets, countertop, sinks, and garbage disposals will need to be provided as part of the build out. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the one year flood plain. The U.S. Government currently occupies Office (402 USF ABOA), Warehouse (0 USF ABOA), Storage (0 USF ABOA), Other (608 USF ABOA), Land (0 USF ABOA), Wareyard (0 USF ABOA), Laboratories/test kitchen and related space in a building under lease in Rochester, NY. The current lease will be expiring May 31, 2015. The Government is considering relocating to alternative space, if such a move is determined to be economically advantageous to the Government. In making this determination the Government will consider, among other things, the availability of alternate space that can potentially satisfy the Government's requirements and the costs likely to be incurred through relocating; physical move costs, replication of tenant improvements and telecommunications infrastructure and non-productive agency downtime.
