- GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Iowa City: Sioux City Delineated Area: North boundary: 36 th St. / Indian Hills Dr East boundary: Hwy 75 & Hwy 20 South boundary: Business 20 / I-29 West boundary: Hamilton Blvd Minimum Sq. Ft. (ABOA): 7,600 Contiguous Maximum Sq. Ft. (ABOA): 7,800 Contiguous Space Type: Office, Specialty usage Parking Spaces (Total): 11 secure, covered Parking Spaces (Surface): ~ Parking Spaces (Structured): ~ Parking Spaces (Reserved): ~ Full Term: 10 Years Firm Term: 5 Years Option Term: 5 Years Additional Requirements: Approx 1,200 -1,350 sq.ft. of the above-referenced minimum / maximum will be designed as a secure, controlled vehicle entry (sally port), ideally equipped with drive-thru capability to accommodate passenger bus. (Can either be secure {fenced} with direct adjacency to building or inside building.) Action : Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Performance references will be requested and evaluated. Detailed setback and adjacency requirements will be outlined at a later date, but overall, agency shall not be located adjacent to or in close proximity to residential areas, educational / childcare facilities, religious facilities or retail facilities. Offered space shall not be in the 100-year flood plain. Action : for fbo postings, insert the following language only for potential sole source succeeding lease actions.
