Delineated Area Map GSA Public Buildings Service U.S. GOVERNMENT RLP 3ID0134 Expressions of Interest Sought The US Government seeks expressions of interest for Office Space offering the following: State: Idaho City: Idaho Falls Delineated Area: Please see attached Delineated Area Map. North: 97th Road N. (Fairview Road) East: 45th Road E. (Crowley Road) South: 97th Road S. (Canyon Road) West: 55th Road W. Minimum Sq. Ft. (ABOA):6,918 ABOA SF Maximum Sq. Ft. (ABOA):7,283 ABOA SF Space Type: Office Parking Spaces (Surface): 11 Surface Parking Spaces Parking Spaces (Structured): N/A Parking Spaces (Reserved): 11 Surface Parking Spaces Full Term: 20 Years Firm Term: 15 Years Option Term: N/A Additional Requirements: • Existing building is required. • A fenced sally-port is required along with ample space for pull-through ingress/egress for a van or small bus. • Daytime holding cells are required. • Tenant cannot be located within 100 yards of residential areas, educational facilities, religious facilities, and/or retail facilities. • Tenant cannot be co-located within the same building as substance abuse centers, daycare or preschool facilities, Citizen and Immigration Service (CIS) operations, local media offices (TV, radio, press, etc.), hazardous material transportation or storage facilities, bars, nightclubs, tattoo parlors, public defender offices, places of worship, or immigrant rights groups (either local or national). Expressions of Interest Due: February 4, 2015 Offers Due: TBD Occupancy (Estimated): December 1, 2016 or earlier   Offered space must meet Government requirements, as per the terms of the Lease for: 1. Fire safety 3. Accessibility (ABAAS) 4. Seismic 5. Sustainability 6. The proposed leased space shall be provide for modified gross rent with offeror providing janitorial services, and typical building services with the exception of gas and electricity utilities. The Government will contract directly for gas and electric utilities. 7. Offered space shall not be in the 100/500 year flood plain. Expressions of interest must include the following information: 1. Building/site name and address and location of the available space within the building/site; 2. Rentable square feet available and expected rental rate per rentable square foot, showing the rent broken into Shell rent and Operating cost rent, excluding gas and electric utilities; 3. ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced, excluding gas and electricity. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any); 4. Date of space availability; 5. Building ownership information; 6. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); 7. Energy efficiency and renewable energy features existing within the building; 8. List of building services provided and a detailed map showing the proximity of the offered space to services such as restaurants, banks, gas stations and fast food locations; 9. One-eighth inch scale drawing of proposed space offered, and proposed site layout; 10. Name, address, telephone number, and email address of authorized contact; 11. In cases where an agent is representing multiple ownership entities, written acknowledgement; 12. Permission to represent multiple owners for the same submission; 13. Your letter must include the RLP # listed above and be emailed or mailed to the Primary point of Contact. If the expressions of interest letters do not have all of the information listed above they may be considered unresponsive.
