- The United States Government ("Government") is seeking expressions of interest from potential sources for class A office space in the Bloomington, MN. area. The US Government's existing lease in Bloomington, MN will be expiring and the Government is interested in leasing approximately 149,750 rentable square feet, 137,459 ANSI/BOMA (formerly "Usable") square feet of Class A office and related space in the Bloomington, MN. area for use by various Government agencies. The U.S. Government currently occupies office and related space in a building under lease in Bloomington, MN. The Government is considering alternative space, if economically advantageous. In making this determination, the Government, will conduct a cost benefits analysis to consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. The Government will use this analysis to ascertain if it is in the best interest of the Government to relocate or remain in the existing location. The area of consideration/delineated area/boundaries are as follows: Delineated area: North: Beginning at Route 169, east on Route 62 to Route 55 to I-35E to Route 110 to I-494. South: Two (2) miles South of I-494. East: Route 52 (Lafayette Freeway). West: Route 169. The space must yield a minimum of 137,459 ANSI/BOMA (formerly "Usable") square feet of Class A office space, together with 110 structured parking spaces, as required. The office space offered must be in a modern Class A office building. Clear office ceiling heights must be at least nine (9) feet clear. The anticipated lease term is 15 years, 10 years firm as a fully serviced turn-key lease, including all utilities. The building must be located in a prime commercial office district with attractive, prestigious, professional surroundings and a prevalence of contemporary architectural design. Streets and public sidewalks must be well maintained. The location must provide regularly scheduled daily public transportation and employee parking within convenient walking distance of the offered building sufficient to cover the commuting needs of employees. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary and Class A. The building must also possess the ability to demonstrate compliance with all current Federal/GSA/PBS, State, and local codes and regulations; Federal environmental regulations, including all ABBAS (formerly ADA) laws and regulations. In addition, the building must meet or be able to meet all applicable GSA fire and life safety codes, accessibility, OSHA, LEED, Energy STAR, regulations and seismic codes and regulations. The building must not be located in a designated 100/500 year floodplain or wetland area. SUBMISSION REQUIREMENTS: Building name and address. Legal property description, recent survey, and property identification numbers (PIN). Location of space in the building and date it will be available. CAD disk with dimensions shown and one-eighth inch scale dimensioned drawing of space offered - showing columns, stairwells, restrooms, windows, paths of egress and any other architectural features of the space. The actual space being offered must be identified with hash marks or some other identifier. CAD disk and/or one-eighth inch scale drawings of typical floor plates for the entire building - including the first floor entrances, exits, egress, etc. that help determine ABAAS, ADA and fire life safety requirements. ANSI/BOMA defined office area/usable square feet (USF), including the Common Area Factor (CAF) of load factor. Rentable Rate per square foot (RSF) and Rentable Square Feet (RSF) offered. State the offered Tenant Improvement Allowance (work letter) included in Rentable Rate. In addition, please state the term of any free rent offerred with your submissions. List services and utilities provided by the lessor. Map showing the building being offerred and including the public transportation located within ¼ mile of the offered building. If an Offeror is representing more than one owner, each owner must submit a written acknowledgement stating they understand the person offering their space is representing other owners for the same requirement.
