Description
General Services Administration (GSA) seeks to lease the following space: State: California City: San Diego Delineated Area: North: Friars Rd South: Rio San Diego East: Rio Bonito Way West: Qualcomm Way Minimum Sq. Ft. (ABOA): 36,000 Maximum Sq. Ft. (ABOA): 38,418 Space Type: Office Parking Spaces (Total): 100 Parking Spaces (Surface): 0 Parking Spaces (Structured): 100 Parking Spaces (Reserved): 100 Full Term: 7 years, 5 1/2 months Firm Term: 7 years, 5 1/2 months Option Term: None Additional Requirements: If the offered space is above the first (ground) floor of the building, the space shall be accessible by elevator. The space must be accessible to the Government at all times. The U.S. Government currently occupies office and related space in a building under lease in San Diego, California that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. Map showing the proposed site clearly identified as being within the delineated area as specified in this ad. •5. Location of offered space in the building, and the date the space will be available. •6. Confirm that a fully serviced lease can be provided. Written acknowledgement is required from the owner or the owner's agents where an agent represents multiple ownership entities. ABOA square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules and public corridors, and public toilets required by local code.
