- Lease Summary A. Statement of Requirements. The Government is seeking to enter into a lease for space meeting the following requirements: City, State: Chicago, Illinois Delineated Area: North: Wacker Drive South: Van Buren Street East: State Street West: Wacker Drive Minimum Sq. Ft. (ABOA): 63,149 Maximum Sq. Ft. (ABOA): 66,306 Space Type: Office and Related Space Parking Spaces (Total): 1 Structured Parking Spaces (Surface): 0 Parking Spaces (Structured): 1 Parking Spaces (Reserved): 0 Full Term: 10 Years Firm Term: 5 Years Option Term: N/A Additional Requirements: · Space must be contiguous in building and conducive to an efficient office layout with good utilization. Space cannot be located on more than four floors · Agency cannot be located in the same building as any foreign consulates or governments · The floors proposed will be required to have a minimum of 50% of the floor plate be at least 37' from perimeter to core. Subleases will not be considered. Offered space must meet Government requirements for Fire, Safety and Handicapped Accessibility, and Sustainability set forth in the Solicitation for Offers. The Government requires a fully serviced lease including janitorial and utilities. Offered space shall not be in the 100 year flood plain. B. Projected Dates.
