Description
Expressions of Interest Sought The United States Government currently occupies approximately 8,500 ANSI/BOMA rentable square feet (RSF), approximately 7,650 ANSI/BOMA office area square feet (ABOA) in Grand Junction, Colorado. The Government is seeking to identify acceptable locations through this advertisement. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements as indicated within this expression of interest, as well as costs likely to be incurred through relocating, to include, but not limited to physical move costs, replication of tenant improvements and telecommunications infrastructure costs, and non-productive agency downtime estimated costs. Requirements: Approximately 7,000 to 8,000 contiguous ANSI/BOMA Office area square feet (ABOA). Location must be within the Grand Junction, Colorado and fully outside of the 100/500 year FLOOD PLAIN as identified in the most current flood plain map. Building should be a Class A office building. Rent should include all services including, but not limited to, Janitorial Services, Utilities, Maintenance, and On-Site building management. Lease Term shall be a 5yr Firm, based upon continuing program appropriations. Government requests 5 (five), 1 yr (one year) option periods. Occupancy at substantial completion (based upon build-out required), estimated between 8/1/2015 - 8/31/2015. Tenant Improvement allowance of approximately $40.00 per RSF provided by the Offeror. Parking: Shall be included at no additional cost and to be located within or near the building offered. Building must be within close (2-4 blocks) proximity to public transportation, restaurants and services. The facilities meet the legal requirements for handicapped accessibility and the Americans with Disabilities Act. Please submit the following: Building name and address of the available space within the building; please include 'street-level' map. ANSI/BOMA Office area square feet (ABOA) to be offered and expected rental rate per ABOA, fully serviced over the term and options. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any. 'As-Built' floor plan(s) of offered space. Building ownership contact information. The number of parking spaces offered. Building hours of operation. Energy efficiency and renewable energy features existing/expected within the building. Current LEED certification earned or expected and any additional costs to D.O.E associated with Gold Certification. List of building services/amenities/conveniences provided. Please note the following: 1. The Government's decision regarding whether to solicit will be based, in part, on information received in response to this advertisement. 2. This is not a Request for Proposals. 3. This Expression of Interest is not indicative of any Government obligation to any one providing a response to this advertisement. 4. This Expression of Interest is not a basis for negotiation. 5. The Government hereby reserves the right not to consider any or all properties identified in response to this advertisement. 6. The Government also reserves the right to consider properties identified by other means. 7. The Government shall not pay any commissions or broker fees associated with this transaction.
