Description
Request for Lease Proposals No. 4LA0231 November 12, 2014 Lease Summary A. Statement of Requirements. The Government is seeking to enter into a lease for space meeting the following requirements: City, State: Baton Rouge, LA Delineated Area: Northern Boundary: From the intersection of the western boundary of the Parish of East Baton Rouge and Interstate 10 travelling in an eastern direction along Interstate 10 to the intersection of Interstate 10 and Acadian Throughway; From the intersection of Interstate 10 and Acadian Throughway travelling in a northern direction along Acadian Throughway to the intersection of Acadian Throughway and Florida Blvd.; From the intersection of Acadian Throughway and Florida Blvd. travelling in an eastern direction along Florida Blvd. to the intersection of Florida Blvd. and the eastern boundary of the Parish of East Baton Rouge; Eastern Boundary: Parish Limits of East Baton Rouge; Southern Boundary: Parish Limits of East Baton Rouge; Western Boundary: Parish Limits of East Baton Rouge. Note: Interested parties must prove they are located within the parish limits of Baton Rouge. Minimum Sq. Ft. (ABOA): 8,486 Maximum Sq. Ft. (ABOA): 8,486 Space Type: Office Parking Spaces (Total): 16 Parking Spaces (Surface): 14 Parking Spaces (Structured): 2 Parking Spaces (Reserved): 0 Full Term: 10 years Firm Term: 5 years Option Term: N/A Additional Requirements: Offered space must be contiguous and located on one level without being split by a corridor, have potential for an efficient layout, and located in a professional office setting. Offered space shall not be located within close proximity to residential areas, schools, parks or churches. The Government requires a fully serviced lease including 16 parking spaces (14 surface spaces and 2 structured spaces) and a sally port for dedicated secured access. The Government requires building access and in-suite service on a 24 hour/7 days a week basis. Subleases will not be considered. Offered space must meet Government requirements for Fire, Safety and Handicapped Accessibility, and Sustainability set forth in the Solicitation for Offers. Offered space shall not be in the 100 flood plain. B. Projected Dates.
