- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: PR City: Fajardo / Humacao Delineated Area: Fajardo: North: Intersection between PR#3 and PR-194 West: Starting at the intersection between PR#3 with PR-194 moving south on PR#3 and ending at the intersection of PR#3 and Ave. Conquistador. South: Starting at the intersection between PR#3 with Ave. Conquistador, moving east on Ave. Conquistador and ending at the intersection of Ave. Conquistador with PR-194. East: Starting at the intersection between Ave. Conquistador with PR-194, moving north on PR-194 and ending at the intersection between PR#3 and PR-194. Humacao: North: State Road # 60 connecting with State Road # 3 East: State Road # 53 South: State Road # 30 connecting with State Road # 53 West: State Road # 30 connecting with State Road # 60 Minimum Sq. Ft. (ABOA): 5,388 Maximum Sq. Ft. (ABOA): 5,388 Space Type: Office Parking Spaces (Reserved): On site- reserved and secured, (with a fence and gate), parking for a minimum of 17 Government vehicles is required. Full Term: 10 years Firm Term: 10 years Option Term: 5 years Additional Requirements: Emergency potable water supply, and emergency electric back up power with the capability to sustain office operations for a min. of five (5) working days. All space shall be contiguous and be located in one contiguous block without being split by a public corridor. If space is located in a high-rise building, offered space must be located above the ground floor level unless approved by tenant agency/ICE. ICE reserves the right to determine suitability of other tenants and reject a building if tenant would compromise investigations. On site- reserved and secured, (with a fence and gate), parking for a minimum of 17 Government vehicles is required. Column spacing shall be no less than 24 feet on center each way. The Government does not occupy space within a flood plain. Please submit proof/certification that property is not located within a flood plain. Strip centers and property in close proximity to churches, schools, and child care centers are not acceptable due to security requirements of the Agency. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
