Delineated Area Map GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Utah City: West Valley City Delineated Area: See attached map Minimum Sq. Ft. (ABOA): 19,819 SF of Office Space 10,300 SF of Warehouse Storage 130,000 SF of Wareyard Maximum Sq. Ft. (ABOA): 21,600 SF of Office Space 11,300 SF of Warehouse Storage 140,000 SF of Wareyard Space Type: Office and Warehouse Parking Spaces (Total): 145 - Standard Size Spaces 3 - 14'x40' pull-through size spaces Parking Spaces (Surface): 145 - Standard Size Spaces 3 - 14'x40' pull-through size spaces Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 20 years Firm Term: 15 years Additional Requirements: •· Offered space must be on the ground floor •· The warehouse can either be attached or detached from the office so long as it is located conveniently within the wareyard. Please note that if the warehouse is detached from the office and located in the wareyard, it must not be calculated as part of the wareyard area. •· Minimum ceiling height in the office area of 9 feet as measure from the floor to the lowest obstruction. •· Minimum ceiling height in the warehouse of 16 feet as measured from the floor to the lowest obstruction. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is not required as the government intends to contract directly with the local utilities for electricity and natural gas. Offered space shall not be in the 100 year flood plain. Offered space shall be within or front directly on the boundaries identified on the attached map. In compliance with the National Historic Preservation Act and E.O. 13006, when operationally appropriate and economically prudent, the Government will consider historic buildings and sites within historic districts. Demolition of historic buildings in anticipation of Government use may disqualify an Offeror from consideration.
