- Exhibits A - K of the RLP Request for Lease Proposal - RLP Synopsis: The United States Coast Guard is seeking a new lease for flexed space, which can be used as office and maintenance/warehouse, 7,700- 9,000 ANSI BOMA square feet (SF) in Honolulu, HI, within 10 driving miles of Sand Island/Coast Guard Base Honolulu. The space will be used by the Coast Guard as a Regional Dive Locker facility, used to house and maintain diving equipment and provide a working space for up to 19 Coast Guard personnel. Requirements: • All services, supplies, utilities and required alterations are to be provided as part of the rental rate. (Fully Serviced.) • 7,700 - 9,000 contiguous ABOA square feet (SF) of flex space. • Location must be within 10 driving miles of Sand Island/Coast Guard Base Honolulu. Address of CG Base Honolulu: 400 Sand Island Parkway Honolulu, Hawaii 96819 • Building should be flex space, able to meet the requirements of both maintenance/warehouse and office space. (Estimated Breakout: 30% office/administration and 70% warehouse, locker rooms and equipment storage and maintenance.) • Building should be accessible on a 24/7/365 bases. • Lease Term shall be a 1fiscal year firm, with up to nineteen (19) one (1) year option years, based upon continuing program appropriations. • Occupancy at substantial completion, based upon build-out requirements, date to be determined. • Build-out allowance provided by the Offeror. (Build-out costs may be paid by the Government up front or amortized over the base rental amount based on availability of funds.) • Power requirements: Building must be able to support 110v and 220v. • Phone Lines/Computer Accessibility: T-1 phone line must be able to be run to support computer operations. • Rough-in's/plumbing shall be available for build out of wet room, bathrooms and locker/shower rooms. • The building shall have a garage door entrance or at a minimum, a double door entrance without the middle frame. • Parking: Minimum of 3 oversized stalls (support trailers 15' x 25'), four (4) standard stalls for Government Owned Vehicles on-site • Building must be within close (1/4 to 1/2 mile) proximity to public transportation and/or parking facilities along with restaurants and services. (Buildings within this proximity to a military installation meet this requirement.) • The facilities must meet the legal requirements for handicapped accessibility and the Americans with Disabilities Act. • Building must be within 10 miles of a fitness center. (Buildings within this proximity to a military installation meet this requirement.) • CAD layouts of the building shall be provided using graphic scale measurements.
